Written to actually be read. If a lawyer needs to settle something, these plain terms are still what we meant. We're not hiding real obligations behind friendly wording.
Substrata is a tool from Synthetic Schematics for finding a site, laying curated GIS data over it, and exporting the result as a drawing, a CAD file, or a 3D model. Using it, with or without an account, means you agree to these terms.
One account works across every Synthetic Schematics tool. Keep your sign-in secure; you're responsible for what happens under your account. Tell us if you think someone else has access to it.
Every layer is sourced and dated (see the app for exactly where each one comes from), but it is reference data, not a survey. Parcel lines, flood zones, wetlands and zoning shift, and a curated dataset can lag the authoritative source. Before a decision that actually matters, a permit application, a legal boundary, a construction document, verify against the municipality or a licensed surveyor. We built this to get you further, faster, in early-stage site analysis. We did not build it to be the last word on a property line.
Don't use Substrata to:
This is an actively-built product from a small team. Expect real bugs, changing features, and the occasional gap between what we intended and what shipped. We provide Substrata as-is, without a warranty that it will be error-free or available every minute of every day, and we are not liable for decisions made on the basis of its output without the verification described above.
You can leave any time. Email us and we'll close your account and delete what's tied to it (see our privacy policy). We can suspend an account that violates the acceptable-use section above; we'll tell you why if we do.
We'll update these terms as the product changes, a new export format, billing, whatever comes next, and update the date at the top when we do.
